The Inspection Process:


You will be asked to sign a Pre-Inspection Agreement before the inspection begins. This is required by the State of Oregon.

You will be asked to make payment by cash, credit or debit card, Paypal, Venmo, or check - preferably before the inspection begins unless prior arrangements have been made.

You or your agent should be there at the appointed inspection time to let me into the house. If there is a lockbox, I can let myself in, although I generally prefer that someone be there.

A detailed inspection usually takes from 2 to 4 hours, depending on the age, size, and condition of the property. Larger, older, or poorly maintained homes may take longer.

I usually prefer to complete the inspection first, then do a walk-and-talk afterwards because I take extensive notes while inspecting. There are less distractions that way and I wouldn't want to miss any important items during your inspection.

You and/or your agent are encouraged to be present at the end of the inspection to walk through the home and discuss any issues that I may have found. This isn't absolutely necessary as my report will contain many photos and detailed descriptions.

Your completed report will be available to you within 24 hours after the end of the inspection.

A home cannot “pass” or “fail” a home inspection, but most homes, even new ones, will have some defects or maintenance recommendations.

The Pre-Inspection Agreement must be signed PRIOR to beginning the inspection per the Oregon Standards of Practice.

The Inspection Fee is payable PRIOR to beginning the inspection unless other arrangements are made in advance.
