When inspecting for a home buyer, I'll provide a thorough written report with lots of photos that will disclose observable defects. I will try to make sure that you know and understand the facts about the property that you are considering purchasing and do my very best work for you.
Checklist for Buyers and Buyer’s Agents
Utilities: Make sure all utilities are on. Systems cannot be inspected if they are not on. These systems include electric, water, natural gas/propane, etc.
Disclosure: Please send the seller’s disclosure form (if available) via Email to macshomeinspection@yahoo.com before the inspection day.
Time: A thorough home inspection requires 2 to 4 hours for a typical house - sometimes longer for larger, older, or poorly maintained homes. Clients are welcome to be at the inspection, but especially should plan to be present for approximately one half-hour of inspection review at the end.
Pre-Inspection Agreement: Please remind your client that they must sign the Pre-Inspection Agreement before the inspection begins. This is required by the State of Oregon.
Payment: Please remind your client that payment is due by check, cash, credit card, PayPal, or Venmo at the time of inspection.
Sellers Agent: Make sure the seller’s agent knows the inspection schedule and notifies the seller or any tenants for proper access well before the inspection time. On the day of the inspection, the homeowner or tenants should please expect to be gone for at least 2 to 3 hours.
